How to Read a Listing Like a Pro (Without One)
You're scrolling listings at 11pm. We all do it. But do you know what you're actually looking at?
Here's how to read a real estate listing like someone who does this for a living.
Days on Market (DOM) — read between the lines.
A listing that's been sitting for 60+ days is telling you something. Maybe it's overpriced. Maybe there's an issue. Maybe the photos scared people off. Ask questions before you assume it's a deal.
Photos tell a story — sometimes a fictional one.
Wide-angle lenses make rooms look bigger. Bright editing hides water stains. Always look at the number of photos. A listing with 6 photos of a 4-bedroom house is hiding something.
Price history matters.
Most platforms show if a price has been reduced. A reduction doesn't always mean desperation — but it does mean the market gave feedback. Use that information.
Read the description for what's missing.
"Charming and cozy" often means small. "Investor opportunity" sometimes means problems. "Sold as is" means no negotiating on condition. Learn the code.
Check the taxes, the lot size, and the zoning.
