What Your Realtor Wishes You Knew Before Making an Offer
m going to be straight with you. There are things buyers do that make the process harder than it needs to be. Not out of bad intentions — just out of not knowing.
So here it is. What I wish every buyer knew before we wrote an offer together.
Get pre-approved. Not pre-qualified. Pre-approved.
Pre-qualification is a conversation. Pre-approval is a commitment from your lender. In a competitive market, showing up without one is showing up unprepared.
Know the difference between price and value.
A home priced at $380K isn't automatically a deal. And one at $420K isn't automatically overpriced. Comparable sales, condition, location, and days on market tell the real story.
Conditions are your friend. Don't waive them blindly.
I get it you want to win. But waiving your home inspection to be competitive is a risk that can cost you tens of thousands. Talk to your realtor about how to stay competitive and protected.
Lowball offers waste everyone's time including yours.
In a market with real demand, an insulting offer doesn't make sellers negotiate. It makes them move on. Know the market. Make a real offer.
Trust your REALTOR® or find one you can.
